Rules & Regulations

Ariel Dunes II is a residential community within Seascape, consisting of individually-owned condo units. Many folks actually live here full-time. ADII is not a hotel so be sure to contact your rental manager with any questions you have during your stay.


Below is a summary of important Do's & Don'ts we want to make sure you’re aware of while you’re here.



  1. Throwing or dropping objects from balconies or walkways is prohibited. Violators will be evicted. ADII has 24 hour video surveillance.

  2. Unit occupancy must not exceed the number specified on the rental agreement and comply with the Walton County Fire Code standards.

  3. Hanging of objects, such as towels, from balcony or walkway railings is prohibited.

  4. Please observe quiet hours, 10:00 pm-10:00 am daily. Noise at any time must not be heard from outside the unit.

  5. No pets are allowed in rental units.

  6. No jumping in the elevators. Offenders will be charged for damages.

  7. Luggage carts must be returned to the cart area in the lobby immediately after use so they’re available for others.

  8. Vehicles must have a valid Seascape vehicle pass and be properly parked. Oversized vehicles or trailers must be pre-approved by the Association, must display a second ADII vehicle pass and must park in ADII’s south parking lot.

  9. Do not leave items outside the unit doors on the common area walkways.

  10. Grilling on balconies is prohibited. Grills are provided in the parking lot, on the west side of the pool area.

  11. ADII wrist bands are required at the pool and fitness center.

  12. This unit is equipped with a water leak detection system. For water issues (no water or beeping sound) call Enco at 844-873-4256.

  13. For security related issues, call Seascape Security at 850-865-7327 or the Walton County Sheriff at 850-267-2000.
